OURZEO, LLC is a real-estate company located in Oklahoma.  We provide clean, safe, affordable solutions for you to live.  We ask that everyone to “leave the property in the same or better condition than how you received it.”  This concept lets you know that the people who were living in the property before you have left behind a clean place for you to move into to live. We ask that you have the same respect as those who left it behind for you, for the next people to enjoy!

Each property comes completely furnished with appliances at no additional charge.  OURZEO, LLC asks that you keep the lint trap clean in the dryer and to notify us when it is time to replace any water filters in the refrigerators if applicable.  The return air filter is to be washed with hot water every one or two months depending on the use.

The attic is for maintenance only and is not to be used for storage.

Each person that is on the contract is required to have a background report, and provide a copy of their drivers license.

Month to month contracts.  Rent is due at the first of each month.  The first months rent is due at the signing of the contract and is to be pro-rated.

Deposit is due at signing of the contract, the deposit amount is the same as the amount of the rental rate.

Entry and exit forms are required for each property.  This allows each tenant to review the property and mark down any mechanical or cosmetic blemishes or damages prior to moving in and also allows OURZEO, LLC to have a checklist of what the property condition was like before and after the tenants have moved their belongings. 

Our fireplaces are for esthetic appeal and are not to be used.  If the property has a fireplace it has been plugged to reduce the hazards and maintenance that is associated with them.

OURZEO, LLC. does not provide liability insurance coverage for the Tenants belongings and is not responsible for any such damage, or loss, and assumes no liability for any such liability of any person, or property on the premises.  The Tenants are recommended to have their own “Renters Liability Policy” at the time of signing the lease/contract. The Tenant/Renter is also responsible to provide renewal information to OURZEO, LLC. 

The tenant is required to follow the United States Postal Services Federal Laws, updating the mailing address, both as you enter and as you exit the property.  A change of address form can be obtained at each local post office.  OURZEO, LLC is not going to going to return any mail, packages, or any items that would be mailed or delivered to this property after thirty-days of terminating the contract.  It is the tenant’s responsibility to manage their own mail and updating their mailing address.  The tenant no longer any legal rights to anything that involves the property after the contract has been terminated.  The tenant is to place a change of address card in the mailbox as you leave the property.

Where the property has its own garden or grass area which is for the exclusive use of the Tenant and its guests, the Tenant can water, fertilize, weed, cut and otherwise maintain the lawn, within the “city and state codes that the property resides,” the garden or grass area is to be maintained in a reasonable condition including any trees or shrubs therein.  OURZEO, LLC does provide “one” lawn treatment for weeds in the spring.  OURZEO, LLC does not provide any other services, products, or equipment for the tenant to maintain the property.  We ask that the Tenant maintain the property in a suitable and desirable condition that follows the minimum general maintenance standards.

OURZE), LLC does not allow silent trades, or deals, either expressed or implied, no games, or sports.

Tenant can not sublet (rent the rental property to another person).

Each property is allowed up to two medium sized dogs, no cats or any other animals.

Ourzeo, LLC requires all tenants to follow all rules and regulations.  This includes a “no hat” policy, meaning that you are not allowed to wear hats inside the building.

All of the utilities are at the expense of the tenant.

 Only command strips are applicable to hang anything that.  No nails or screws as this could lead to damages.
